COSTS AND SERVICES
WHAT I CAN DO FOR YOU: As a Designer and Drafter, I develop site and remodeling plans and draft complete sets of building plans for you, your builder, and city or county permits officials. I have over 25 years of hands-on residential building and drafting experience, from the foundation to the roof, including the plumbing, mechanical and electrical plans, which allows me to bring a very high level of insight and detail to your project and the required permit drawings for a very reasonable cost.
My service helps you minimize the stress of trying to understand & comply with local codes and regulation. Working with you the homeowner, the city or county officials, and builder (if you have one), complications and misunderstandings are greatly reduced and permits are obtained quicker. -For examples of plan drawings please go to the ABOUT page
The Building Plans:
Permits in most counties and cities require 2 copies and/or PDF Files of the following minimum information drawn out on 11” x 17” paper to scale:
1. Site/Plot Plan:
Includes: Property lines, Utility locations (Power lines, Gas lines, etc.) Septic system/ Drain Field
locations, Existing structures, roads, driveways, etc. Proposed new structure and/or addition, North orientation, etc.
Scale, insets, if any.
2. Floor Plan:
Top view showing exterior walls- windows and doors, interior walls- doors. The floor plan
often includes the Electrical Plan: Circuits, switches, outlets, lighting, heat, water heaters, etc. and where Kitchen and/or Bathroom fixtures are being placed.
3. Foundation & Support system Plan:
Top view and cross sections of foundation such as: Standard
Stem Wall & Footing or Monolithic pour details, w/ floor joists layout, anchoring details, showing all crawl
spaces, vents, dimensions, etc.
4. Exterior wall elevations:
Outside views of the structure. Framing details w/ Stud walls with door and windows w/headers, plates,
insulation r values, dimensions, etc.
5. Roofing Details:
Front & Side views of Truss/Rafter layout, Truss to wall connection details, Rakes &
Eaves, ceiling insulation, all dimensions, etc. Roof Truss company engineering Calculations.
6. Engineering if required:
For example, any structure with walls taller than 10 feet. Include all structural
engineering calculations with engineer’s stamp.
COSTS:
Research and Drafting of Building Drawings:
Visiting the project site is crucial to getting a realist idea of the project, the initial visit is free. Then I give you an estimate and bid. My bid includes the first 5 required items listed above. Costs in my bid generally include: Travel time to work site, spending time with the homeowner to gather detailed information about the project, spending time at the project site taking measurements and developing the required site/plot plan, discussions with the builder if one has been hired, calls and/or visits to the local city or county offices, computer public work searches for things such as buried utility locations, property lines, etc., and of course finally the drafting of the plans.
Costs & Affordability: A full set of finished Building Permit Plans typically run between $1,200.00 - $4,000.00. The types of projects in this price range are: Bedroom/Bathroom Additions, ADU's, Garages, Work/Art Studios, Decks & Porches, Pole Barns, Pump Houses, Car and Tractor Ports, and more. Consulting: Before I can draft out your set of Permit/Building Plans, a finalized floor plan to scale needs to be drawn, with placement of doors, windows, toilets, etc. Typically I assist the homeowner work out the smaller details during our initial visits from their ideas. However, If you have need of developing a complete floor plan from scratch, I can help you with that! My initial visit is always free, then I will give you an estimate based on your particular projects needs.
Building Permits Costs:
The costs of the actual building permits are determined by the City or County. Based on different factors such as: Square footage of project, value of project, number of different disciplines (Structural, Electrical, Mechanical, Plumbing, etc., etc.). -- Paid by the homeowner
Engineering:
If your structure should require engineering calculations, such as any residential building with walls taller than 10 feet. These costs are set by the Structural Engineer. --Paid by the homeowner.
Turn around time:
Turn around time from the first meeting to having a finished set of building plans ready to turn in to the City or County for permits is typically 2 - 3 weeks.
